52 Plympton Street

1751290021529.png

“The proposed development at 52 Plympton Street would replace two underutilized buildings with a seven-story, approximately 44-unit multi-family residential building located in the South End’s EDA South sub-district and in the Protection Area of the South End Landmark District. The project includes a fully accessible ground floor artist live-work component comprising eight affordable live-work units designed specifically to support artists, paired with a multi-purpose gallery and workshop space with direct access to a rear courtyard. A below-grade parking garage will include approximately 44 bike parking spaces and 19 vehicle parking spaces for residents and 9 curbside bike spaces for visitors.”

Have long been wondering why nothing has been built here... This is in Harrison-Albany, right? Surprising it's only limited to 6 stories instead of the 12+ they could get.

The as-of-rights zoning for this part of Harrison-Albany (Back Streets area) is 100 ft. 120ft if you can get a PDA approved (this would not qualify). 200 ft. PDA is possible only on the other side of Albany Street here.

(The allowed heights vary a lot along different sections of the Harrison-Albany corridor -- it was all not up zoned as much as the New York Streets area.)

right next to where i work, so i should be able to take/post pix as development progresses!
