BRA approves Charlestown condo project

The Boston Redevelopment Authority approved 99 new condominium units to be built in Boston's Charlestown neighborhood.
The project, called 75 West St., will be located on the current site of the Charlestown Knights of Columbus Hall, which will be demolished to make room for the development. The Knights of Columbus will continue to operate at a new facility located at 545 Medford St. in Charlestown.
A seven-story, 99-unit Federal-style brick building will be constructed by a development team led by Bruce B. Daniel, managing partner of 39 Dorchester St. LLC. Other team members include: Neshamkin French Architects of Charlestown, Mass.; Daylor Consulting Group Inc. of Braintree, Mass.; and Howard/Stein-Hudson Associates Inc. of Boston. The project will contain 13 affordable units.
The developer will also make several improvements to the site, including a playground and public park at the front of the building on the corner of West School Street and Old Rutherford Avenue. A path along the Phipps Burial Ground will provide the public with greater access to this historic site.
The project was originally proposed in July 2007 as a nine-story, 111-unit building, but following public and city concerns over height and density, the developer submitted the scaled down proposal in September 2007.
The $30 million project will now seek approval from the Zoning Board of Appeals and is subject to further design review with the BRA before the developer can seek building permits. The developer expects to begin construction in mid-2008 with an estimated completion by the end of 2009.
