Hood Business Park | 480-570 Rutherford Avenue | Charlestown

I wonder if it would be possible in the future to demolish the garage and replace the garage floors in the tower with office floors and retrofit the bottom half of the tower.
 
Hate to bump, but I don't usually pass by this in the dark/evening light - this building is still completely empty. There doesn't appear to be a single tenant in this. Can't imagine they're faring well on the financials here...
 
I see this building relatively often, and I honestly thought it was incomplete. Hopefully the parking-garage heads at that development company are losing their shirts!
 
The pic above is a little deceptive due to the distance/lighting. I know it's a box shape, but I think the building is actually pretty cool - the way the light reflects off the facade is cool. Waves of orange and black. And the owner has done a nice job of activating that area with new businesses like Landry's bike shop, some restaurants, and Urban Wild (bowling + live music venue + restaurant/bar with multiple different sections including a nice outdoor area - tons of families there with kids during the earlier hours and then young adult crowd after so they've successfully marketed themselves to multiple types of crowds). Most new developments try to build a couple big restaurant spaces on the ground floor and lease them to generic chains. Getting a great bike shop to go in as well as a venue space was pretty cool.

I also like it. When you're in the Sullivan square area all you see is the top half and the way the facade changes as you move is cool. The new lab in this development is surprisingly visually pleasing too. With a few more buildings and a redo of Rutherford with green space this area will really add to Charlestown. Hoping they build a good walking connection.

Yep, they do lots of activation and that halloween event is a great example. Also recurring outdoor movie nights. Even turning one of the parcels planned for temporary development into a huge dog park was a great move - benefits the community and brings more people over there. The new children's store there was another great retail lease signing - beautiful store that brings families there.
 

15 Supertest Street​


“The proposed project at 15 Supertest Street will include up to approximately 24,000 square feet of retail space addressing Rutherford Avenue and Supertest Streets, proposed as a single retail use. On the second and third levels, the project proposes eighteen (18) affordable rental residential units in three-bedroom and four-bedroom “family” configurations, as “off-site” IDP units from the 25 Supertest tower project (filed concurrently but separately).”

25 Supertest Street​


“The proposed project at 25 Supertest Street will include a single structure of approximately 215 feet in height, including mechanical penthouse, containing a ground floor food and beverage retail outlet, a lifestyle boutique hotel of up to 160 keys and a residential rental program of approximately 90 units, with shared amenities and services on the first, second and top levels. The structure will be approximately 206,00 gross square feet in area, representing an increase of 77,500 FAR SF from the original Master Plan PDA proposal for this structure. The new uses will be supported by a one level, below-grade parking structure accommodating approximately 224 parking spaces with shared use between 25 Supertest and an adjacent retail structure proposed under a separate Development Plan. The development of the hotel / residential structure will facilitate the creation of the adjacent one acre “Hood Green” community open space, as contemplated and committed within the Master Plan, as well as the adjacent multi-use bike and pedestrian corridor along the northern boundary of Hood Park, connecting Rutherford Avenue, Spice Street and the future alignment of Bunker Hill Industrial Drive.”

interesting, thats a pretty big space for one retail use.
 
It's interesting. They've got real retail and some restos/bars along hood park now, but far too little residential. I'm sure the lack of good retail in Charlestown helps, but this would be a great anchor for a new neighborhood. Glad to see more housing. Especially given that this will never be a huge office district esp post pandemic.

Grocery-Anchored Mixed-Use Project Proposed in Hood Park​

“Plans are under review for a 3-story mixed-use building at 15 Supertest Street within Hood Park in Charlestown. The building would include 24K SF of retail space intended for grocery use with eighteen 2, 3, and 4-bedroom family residential units on the upper floors. The units would be “off-site” IDP units coming from a concurrently proposed 25 Supertest hotel and residential project development immediately adjacent to the 15 Supertest development and the community open space Hood Green program.”
