208,848 square foot mixed-use development under construction in East Cambridge including residential, office and retail space.

A total of 136 residences, 48,500 square feet of office space, 32,550 square feet of retail and approximately 23,000 square feet of public open space will be located on site.

First Street will be constructed in four phases:

Parcel A, the development’s first phase, will feature a 62,100 square foot building at the corner of First and Bent Streets containing 48,500 square feet of Class A office space and 10,000 square feet of ground-floor retail space with 52 on-site parking spaces.

Parcel B will feature a mixed-use building with 118 residences and 14,800 square feet of ground-floor retail.

Parcel C will feature a residential building with 18 units.

Parcel D will feature a 7,750 square foot retail building. A total of 204 parking spaces will be provided on site, including 62 at grade and 142 in an underground garage.

Surprised it's not taller given the location. That had to be extremely expensive land to acquire.
 
Not only that parcel B is not taller (parcel D is only 2 stories, WTH!) all of the open space and surface parking lots must account for half of the total site area of all 4 parcels combined. Land here is almost priceless but grass lawns and unicorn grazing meadows are still considered by Cambridge to be a highest and best use in so many areas.
 
What were those long pipe-like thingys for, to keep the surounding ground from caving in until the outer walls are built?
