Let's hope the renders are just a sketch of the massing and general appearance and that they choose facade materials that complement the area.

My thought exactly. Usually renders start out great (or thereabouts) and end up crappy with architecture-dumb-down. I've been wanting to see more really good architecture in Roxbury given the horrible way in which this part of Boston has been treated socially and economically since the 60's. Instead we get a carved ice cube with nothing to recommend it except its size. So it swallows up a lot of vacant land left over by stupid planning previously. How is that a plus? The citizens of Roxbury deserve more, but unfortunately too many citizens are grateful for crumbs rather than demanding a full meal. Of course Roxbury is not the only victim. Kenmore Square is putting up "that building" which is going to be equally bland and boring, after ripping down the beautiful building on the corner. Sorry for getting off topic. It's just that Boston doesn't seem to have an architectural raison d'etre, and has been throwing up a lot of mediocrity that will look dated in 10 years.
 
Some revision and reallocation of mass. Not a big fan of those red window brackets. They've gone from bland to cheesy (TAT isn't that good at this, huh?)

I'd say it's a definite improvement. I like the way the taller building appears step-like. I don't think we can read much in to the cladding and window treatments at this phase. Imagine a Nubian Square five years from now with this and Nubian Square Ascends bookending the bus depot. It will be pretty incredible.

I very much like the massing changes too - particularly the greater height and step chnges.

They need to show a bit more of that ground floor pedestrian interaction, there. Not horrible - - good window massing in the renders, but would like to see more detail of it - - it's almost like they are doing a lower extremity porn blur.
 
I like it. Yuuuge upgrade for nubian. Cant have the center of the neighborhood with a massive parking lot. Hopefully the tower nearby goes u/c soon too.
The BPDA keeps putting off approving the tower. Boston's largest Black-founded and owned development firm can't get an approval to build a tower in Roxbury certainly is a mood.
 
For anyone who has seen the new Wiseman documentary "City Hall" about Boston's city government (highly recommend, it's fantastic), there is a scene at a BPDA public meeting that I'm 99% certain was for this project. Pretty neat.
