“274-unit housing development is being built on Route 117 in Sudbury at the Concord town line by Atlanta-based builder Pulte Group.

Pulte is building a sort of two-in-one community on the site: Emery at Coldbrook Crossing, a 55-plus development, and Pines at Coldbrook Crossing, without the age restrictions. They're being built at 16 and 36 North Road, on a stretch of Route 117 between the Northwood Condominiums and the Sudbury Montessori School on one side and Colonial Gardens Florist and Greenhouses on the other.

The project won town permitting approval last September for a former town-owned sand and gravel site known in town as the Melone property. Town-led planning studies of the site began in 2006.

The first units have been slated to open this summer, with phased development continuing through 2023 or 2024.”

No, Sudbury basically shrugged this nastiness onto its neighbors. It's a freaking hideous beast.
 
It looks like a retirement home.
 
Retirement communities are popular, because they can generate tax revenue and satisfy MBTA communities Act requirements, without the pesky demands for services like schools.
