Plan Nubian Square Parcel P-3 (née Tremont Crossing) | Roxbury

The cars parked along the sidewalk on Tremont across the road from the police station is undoubtedly one of my biggest pet peeves I can't wait to see resolved by this project.
HelloBostonHi -- Some one should "Drop a Dime" -- the cop house is directly across the street -- surely they still enforce the parking laws
 
Resolved by this project? Its cancelled.
Well this this parcel will be back, some day, probably not too far from now. Even if this iteration of the project is dead, I can't imagine it'll sit vacant for the rest of my life. And whatever project does eventually fill the void, will obviously not allow the lawless car behavior.

As for can the cops enforce it, half of them are cops parking there and walking to the HQ so probably not. And BTD has denied multiple 311 requests as they say they can't enforce in front of the police station

It's not like these parked cars are blocking pedestrian traffic on that sidewalk. There is none.
 
So the planning process is kicking off for this parcel (again), perhaps we can rename this thread back to Parcel 3 or something. The BPDA got a $250,000 grant approved this week to do environmental remediation, which they think will make the site more attractive to developers and give them some more leverage on what gets built. Really hard to believe that the issue is remediation here. I suspect that the previous proposal, granted nearly a decade back, in a different market with different rents and different habits was spectacularly unsuited at all levels from investor mentality, to financing, to phasing, to built product. When we're talking caddy-corner from two large NEU labs and a giant dorm tower and next to a several hundred unit mixed income apartment building during a time of increasing rents, it's hard to see how this doesn't pencil even as a huge housing development.

Right??? Break it up into much smaller parcels and give members of the local community a chance to buy and build

After having built the Back Bay--one of America's best urban neighborhoods--by creating a master plan and then breaking it up into tiny parcels, I will never understand how Boston didn't just copy and paste that model all over the city.
 
Given the history of this site the emphasis should be on "could".
 
Re: Tremont Crossing in Roxbury

From the diagrams the highest residential is 350' plus a mech top which makes it appear around 365' - 370'. That should be as tall as The Pierce. There also appears to be a 320' +mech (~335'-340') residential, 280' residential, and 180' +mech (~195'-200') office.

To make that simpler, a 365', 335', 280', and 195', maybe slightly taller with rounding. What a huge complex for this part of Boston, including 2 new "area-tallests"!!!

Dear prior-self DZH22, your dreams did not come true. The shortest building in the old proposal would be the tallest one in the current proposal. Another lost opportunity for precedent-setting scale.
 
How many plans have been devised for this area, yet none of them were etched in stone?!!!! :unsure:
