Even after spending so much time in this area.... it always takes these pictures to put things in perspective. Every time I think this area is really filling in fast, the pictures always remind me how much space needs filling. Both good things. I just hope the pace continues, and developments get better.

This looks much better than Waterside thus far. The detailing in the facade makes a surprisingly big difference.

I don't know. I haven't seen it in person yet, but it looks an awful lot like aluminum siding...

I think it's also a good exhibit of why foot print matters. It's more or less the same height as everything else down there, but looks a ton better because it's slender.

The massing really helps this building. The facade looks ok. I like how the ribbon windows break the monotony of the typical punched opening windows. As of now, I really don't mind this building...

Was just thinking the exact same thing. I don't get it, who finds this attractive? Would it really cost that much more to go with something that would look cleaner?

That paneling looks so cheap. I've seen Hampton Inns with more care put into the material selection. Gross.

I'm with coleslaw, Downburst and Padre Mike -- I think once the windows are in and the panels set it will be just fine. In person the ribbing and window pattern draw your eye away from the cheapness of the materials. And actually it's my prediction that this one will turn out better than average. We'll see!

That paneling is rough, but I will wait until the windows are in until I officially hate it. That said, with the exterior on in sections, I am getting a better picture of the size of this building. It is pretty large.

Was working late tonight and the last few nights and noticed that they are working on this project after hours as well - crane hoisting up cladding into the wee hours of the morning.

A few questions for the pros on the board:

Has any other recent project done that? Does Pier 4 benefit from a lack of nearby residents/NIMBYS? What are the chances this due to the being behind schedule and trying to deliver on time?

Might just be an accelerated schedule as opposed to being behind.

Perhaps this developer sees so many high end residential joints coming to the area, and wants to get in while the gettin is still good.

Just speculating.

The cladding on Millennium Place was installed "after hours." I believe they worked from about 6 p.m. to around midnight. They would pour structure on the upper floors during the day and then clad the lower floors during the evening.

The Kensington may have had a similar schedule.
