With the strip mall in the foreground, that really looks like it could be Vegas.
 
It works well in the desert with the backdrop of Vegas....

On the Mystic River harbor gateway – it leans toward ghastly.

I actually hope they redevelop Everett for good now.
Get rid of the Strip malls in the area.

Everett will become what the Seaport should have become (Boston Entertainment District)

The main difference is Everett succeed using private industry to invest in the area instead of using 100's of Millions in Taxpayers infrastructure costs and incentives to the corporations.

I expected them to buy up everything not tied down and follow the other Vegas standard development plan, and build condos condos condos.
 
^ I hope they do. We need condos condos condos in close proximity to the downtown core. Build!! Throw up 30 of these for all I care.... its Everett. Stagger heights/materials, copy/paste, build. An entire skyline of condos, apartments, rentals, sec 8, lottery picks....who cares, build. Drop the hand of sim city out of the sky right onto the strip and make it rain housing.

Im saying its a close by "urban core" next to Cambridge that has this tower in a major player. Im clearly exaggerating with 30, but how nice would it be to get a bunch of resi's thrown up around this thing? We need em in any nearby city that will allow it Chelsea, Quincy...etc. If Wynn plans on buying up all of 99 why not throw up a bunch of residential's and put the retail in the base? Win/win. Add a commuter rail stop and you have transit oriented development and theres hundreds and hundreds of acres that they can develop depending on their plans.

If I remember, before the housing bust, the Assembly Sq area or somewhere nearby in Medford had a development in the planning stages that would have ~30 story buildings. Why not Everett? I think that would be great.
 
Wynn would be very smart to take out that Strip Mall.
Build the condos and relieve the overall traffic flow going in and out of the strip mall area.
(This could help traffic in that area if the Strip mall got taken out.)

The casino is a serious game changer for the area.

These houses in around Boston are worth millions now.

I would be shocked if Wynn buys the Gateway center in the short term. Its owned by DDR, a major REIT. They will most likely hold out for a 5-5.5% cap rate with all the development in the area. Wynn just increased the value of the Gateway center big time. REITs generally are not interested in selling because of the tax implications and since DDR most likely has a low basis in the property, its most likely a long term hold/redev for them. Perhaps Wynn can structure a JV with them, but an outright sale is unlikely.
 
I actually could see an complete overhaul in infrastructure planning for a possible Monorail around the area.

True, a great loss indeed, but think about the replacement, an all you can eat Las Vegas style buffet!

There is a 750 unit apartment complex planned nearby in Chelsea off Everett Avenue.

Yeah. And one of the best-kept secrets of all time... discounted booze for EVERYONE. You don't need to be a member to get the deals on the liquor. They legally can't allow that. So walk in and buy the good stuff cheap, membership or no membership.
