Was there something planned for this site several years ago that fell through? I remember something along this stretch where that happened.

The sale of the property was reported a bit over a year ago; since then it has been used as a satellite parking lot for the Franciscan Children's hospital nearby, I believe. This activity is more recent then you're recalling. The hospital was in regular operation through mid/late 2017.

Given that this will be 300+ units, I agree it deserves its on thread.

However, Mods, can we please correct the title to:

Then I'm thinking of another site along that uphill, outbound side of Comm, that I thought was healthcare-related. Several years ago, something was planned, then nothing happened (and maybe eventually did? but don't remember details).

Indeed there are at least two other recent "healthcare-related site redevelopment" projects along this same hill.

One was the medical office building that was recently gut-renovated into an apartment building (1505 Comm. Ave.) Discussed in the Allston-Brighton thread.

The other was a portion of the Brighton Marine campus that is being redeveloped into veterans' housing (1465 Comm. Ave.). Dedicate aB thread here.

Might have been the former, def not the latter. Doesn't really matter, I just recall several years ago there being a planned dev up on that hill that went quiet for a while, maybe eventually got built. It's a weird little area that I never find myself in.

Edit - by weird, I just mean it's a decent chunk of space but there's no reason anyone would go there unless it was a destination. Since I've traversed almost all of Brookline, Allston and Brighton constantly for years, it's an odd little black box to me and I've probably only been in the neighborhoods off of that northern carriageway on either side of Washington less than five times.

BUILD IT! This area desperately needs new/renovated housing.

Figure 3-10 on Page 49 of the .pdf is a great graphic that says it all...8 major projects totaling (if my math is right) nearly 2,000 units all within a few blocks of the Comm/Wash intersection.

Dead zone no more.

Absolutely, and didn't mean to downplay your point about the views - you're spot on. I did a walk-through in an upper-floor corner unit of the shorter building next door and got the sense that if it were just a little higher (as this new condo bldg is) then it would be a one-of-a-kind perspective of the full skyline

17 stories deep down Comm. ave...oh my. Shouldn't be shocking, but, from a relative standpoint, this is quite bold.

Other factoids:
175 apartments and 155 condos
200 parking spaces (1.65:1)
"Developers see a lot of potential to build in greenery around the roughly 340,000-square-foot development, a landscape design that would play off nearby Fidelis Way Park and include a new walkway to the site."

my 1st apt was across the street from this the view from the roof top we’re incredible

This looks fantastic. Along with all the other planned residential construction in this area, it might finally start to feel like a more cohesive neighborhood.

Yes, my experience, too. I lived in two different apartments just south of Comm. Ave. at either end of this stretch and despite three years in the vicinity, never got a feel for what was there on the other side of the B Line tracks.
