Stuart Street Planning Study | Back Bay

If Boston is going to have that true "high spine" then this is where a lot of that development should be happening. There shouldn't be an artificial zoning limit here beyond the FAA's. It's always been my belief that Stuart Street has some of the most developable plots left in the heart of the city! One of the few spots in Boston that makes sense to build towers to rival the Hancock and Pru.

I agree about letting the High Spine, and think the Lord & Taylor site would be a great place for an 850+ footer. Large floor plate, Boylston St. address, and it's connected to the Prudential Center. I'm trying to imagine something like the Devon Energy Tower there.

Also, I'm bummed the new Hancock Tower proposal for Stuart isn't more ambitious square footage wise. Stuart and St. James Streets are screaming for taller development.
 
I agree on the height although if it could be approved at 1000 ft that would be better but I would prefer to see a thinner tower than your example and maybe have a shorter one about 400' tall right on Boylston st. and then a supertall set behind it.
 
It's nice to dream. Have you ever encountered the Back Bay Neighborhood Association? Remember Marty Walz (famous for her shadow bill)? Imagine her multiplied by 22.
 
Something akin to the Devon Tower's massing would look incredible. But we cannot allow our desire for supertall construction to cloud the reality that it would be a lot of space to fill...
 
My only dream for this area is that a Columbus Center Reboot and the Pike decking happen sometime in the next twenty years. That stretch of Columbus is awful.
