MassDOT Pike Parcels 12 - 15 | Boylston St. and Mass. Ave | Back Bay

If they could start construction in early 2018 like the article says, that would be awesome and amazing.

If I could only have one project -- this or Copley -- I'd take this one in a heartbeat.

Copley is a residential tower over an existing mall. This will seal up a hole in the ground with an interstate below and replace it with a retail podium that stretches one of Boston's most lively street environments out another block. And even ignoring the street level perspective, I like the way this one plays in the skyline more than how Copley interacts with the Hancock.

So yeah, to me, this has SO much more to offer to the City than the Copley tower does.
 
^True I also agree that covering the pike is more important. Its going to take a few pieces to get it right like the viola, this parcel, and the parcel on the western side of mass ave, but when they are done it is going to be a huge impact. Hopefully the air rights at Copley get sold to someone else who either brings back the old design or goes for broke.
 
^ Right, this and Viola are the most important. The one on the western side of Mass Ave would be great too, but I don't see that as quite as important; it's a little more separated from Boylston and that stretch of Newbury will always be dead.
 
^ I agree with all of these sentiments re: this parcel being more important than Copley
But...the loss of Copley would be more palatable if the Boston Properties designs for Back Bay station weren't such turds. Copley was going to help balance those megamonoliths. Bleh.

It wouldn't always be that dead if they move that stupid pike on-ramp. I think moving that onramp should be part of that parcel development.
 
Has anyone considered the impact of building a platform over the Pike on Pike traffic. Pike users have already suffered in traffic jams due to reconstruction of the median (2 years) and destruction of the toll plazas. Why should the already terrible commute be made worse so that a developer can profit? I'm usually pro-development, but unless this development includes a lot more public good, I vote no.

As with everything else those will change over time. Those are nowhere near final form believe me.

So you're arguing that a temporary inconvenience (a few years of increased traffic) is not worth a permanent benefit to the city (more tax revenue, more housing to help lower rents, increased street activation, better quality of life for residents)?

Let me guess, you happen to commute into the city on the pike every day and never walk around Back Bay?

The 586' doesn't go up to the top of the crown. Other diagrams have shown it better, but there's a solid 4-5 stories above that 566' line.
