MassDOT Pike Parcels 12 - 15 | Boylston St. and Mass. Ave | Back Bay

The Seaport is Clapton, his wah wah pedal and Ginger Baker. The rest of the City is an inscrutable cadence. i started to write a longer post with a list of projects that either are progressing too slowly, or seem to be. With the list, i think you can make the case – but it didn't belong on this thread.

i'll put it up on the 'development chart' thread when it's ready. With a complete list it's easier to push the position of 'get on with it already,' and let you all make the call.

There wasn't much VE on 1000 Boylston. Height cut, but not VE.

Maybe not, but this render relies heavily on lush green plantings in strategic places to sell the whole package. I'm betting that the finished product doesn't come close to that. Even if it does, it won't look like that November-April.
 
It has been changed quite a few times and seems to be getting better but who knows if thats just to be able to revert to before. Well see.
 
Wow. We could see a ballet play out on 3 site preps: 12, 13 + Fenway Ctr Ph2.
Just need John Fish to buy out Weiner's stake in Parcel 15.....
& State to start the piles for "15" to coincide with everything else.

Pike Parcel 15 gave up way too much, which is why the project was cancelled. They need to go back to the drawing board, and either add back the 2nd building (which had a ton of units by the way, short/fat proportions notwithstanding) or, preferably to most of us here, come back with a much larger/taller consolidated tower than the 544' they cancelled. (which itself was down from like 635'!) Is that parcel a contender for new tallest, or does a shadow hit Copley in January and blow the deal?

The dossier on John Fish (builder, real estate entrepreneur, Federal Reserve board seat, etc),
possessing the wide range to buy the project out and seek a new partner,
Or (possibly) even just build it himself.
Fish is not averse to being a developer as well as a builder.
It would depend on what he ultimately, decides to do.
Unfortunately, why take on the risk--when you can just keep making millions doing the construction of other people's assets?
It can't go up w/ that size in any case. It has to get taller.

The shadow would probably hit Copley.
On December 21st, at 3:55 pm, for 15 seconds. No deal per the Back Bay NIMBYs.
 
Holy crap, seeing the core of this project rise up is so insanely exciting, especially after having watched, after many years of hopeful anticipation, the collapse of Columbus Center!
