Lyra (née The Huntington) | 252/258/264 Huntington Avenue | Fenway

I truly love everything this project symbolizes.

THIS is a great win-win for Boston. This is what makes cities great.

In this day and age, it is obvious that a great project makes its environs better. A great project also enhances HUMAN LIFE at the street level.

There should be a ban on buildings that are windowless fortresses arrayed against pedestrians. Those buildings should be publicly shamed and forced to remodel their street levels. There SHOULD be an official movement for this.

Be awesome if Shmessy was taking Linehan's spot on the CC.... or maybe we can replace Zakim...

here is a rendering of the new theater lobby that i don't think we have seen yet.

Sorry for the bump but I'm not sure where else to put this. The Midtown Hotel just went to market with HFF being billed as a "large-scale, generational development opportunity". It is 73,331 total land area across 3 parcels. Being sold as a ground lease development though so I'm not sure how much true interest there will be.

Isn't that property owned by the Christian Scientists? I assume the ground lease is because they want to continue owning it. Is a similar lease in place at One Dalton and 30 Dalton?

^Correct although I'm not sure of the lease structure on the other two parcels. This one seems a bit more complicated as the church only owns two of the parcels currently, they have an option on the third which would be assigned to the future developer

So when does it start??

It shows this has a roof deck on half of the mech floor. Whats going up there?

The good thing about building this off the main spine and towers like the pierce is that it makes it easier now for other towers nearby to go up. Same with along Huntington. If there werent all those towers itd be much harder to get one approved. Now theyre just another tower going up in the neighborhood. Hopefully some more can be built near this now either on huntington or mass ave.

Sorry to go off topic but does anyone know when this is going u/c?

Whens this start? Hopefully very soon, lets get the back bay flying.

Yeah, seriously. This looks like its going to be a really nice addition to Huntington Ave.

Also, and I know I say this from time to time, but can we keep the totally off topic political crap out of the development board?

In an attempt to get back on topic, when will this building on Huntington Ave. start construction?

Havent heard much on this in a while after it was approved, so as I was looking I came across the renders that havent been posted. So figured Ill get em up on the record here.

I think the height is great. It's a stair step down from the high spine adjacent to the north. The last rendering above shows that nicely.

A 'kind of an' update:

Last month, I wrote the following to the project's architecture firm:

"According to The Huntington Avenue Theatre's website, ""Demolition for the 252-254 Huntington Avenue buildings is projected to commence in early 2019. Huntington is projected to begin renovations during the 2020-2021 season."

Is there any update as to when this tower/project will move forward?

Looking forward to it."

On March 26th, they replied:

"Hi Ryan,

We are uncertain what the schedule is at this point, but will likely have more detailed information within a few weeks.

Best regards,

Dana L. Kelly
Principal

Haven't heard anything yet, but I'll send a follow-up in mid-May if nothing new arises.
