Wow I didn't know New Haven was that nice. I'd driven through many times and been to Union Station once. Thanks for the tour.

New Haven gets the obvious explained to them.
“You asked what is an automatic turn-off. ... Market research shows [the amount of parking] needed is X. We flip open the zoning code and we find out the requirement in the zoning code is two times that,” replied Patrick Lee, co-founder of a Boston firm called Trinity Financial. “It is a lightning rod ... Oftentimes we often just say, ‘That one is too, too hard.’ ... When the zoning catches up with the market or gets close to it, we’ll come on back and have the conversation [about building]. Even if you’re doing surface parking, it eats up so much land it ends up being a cost-driver in your pro forma.”

Random question - anyone here know what's going on with the now-empty lots across the street from Union Station? They were still-standing public housing last time I was in town, and I know I've read articles about the buildings' lack of safety (fire hazard? lead paint? asbestos?) so I know there was some plan in the works. But does there exist in public view a plan for new buildings there?

That site used to be the Church Street South Housing projects, designed by Charles Moore (originally designed by Mies van der Rohe) (http://newhavenmodern.org/church-street-south-housing-project).

Boston based Northland Investments bought the property in mid 2000's, and due to lack of upkeep ended up demolishing them in 2018 (residents sued and won a hefty sum due to various health issues that have arisen due to poor maintenance since Northland bought the property). I think they put forward a redevelopment scheme, but nothing has broke ground since. Northland's portfolio seems to be more suburban based, so I expect they are just holding onto the vacant land to flip for a profit to a more capable developer.
