This is looking pretty forgettable, honestly. I wish they'd go with brick and not not-brick that looks like brick on the podium.

So, quickly, the scorecard reads 2 major losses in this update:

1) lost the cool colored orange-redish vertical stripes on the massive body
2) lost significant 3-D detailing and multi-varied depths on the podium first 3-4 level windows

Screw the updates and the crappy humans who made them.

.

Meh, to each their own. Personally I think the dark vertical lines look much better.

I prefer the design from 8/16 and think they should have stopped it there.

A mesh of 8/16 & 9/13 would look alot better.

The first 4 floors of 8/16 with the rest above like 9/13.

I like that - - although I still miss the orange/red vertical of the 8/16 previous render. The 1st 4 stories of the platform in the 8/16 is clearly better and more detailed (with excellent depth). I do like the dark borders around the top of the 9/13 - that's sharp. If they could meld the two as you suggest, I'd be happy with that (just also with the orange/red verticals).

This is the latest design:

Dark verticals were added since the 9/13 meeting.

Ah thank you. DZ’s 3 comparable only showed up to 9/13. This update def benefits from the dark verticals but it now took out the dark borders around the upper multi floor box which were nice. This development seems a story of renders that go 2 steps forward - 2 steps back with each update.

The simplified massing seems like straight VE. I think I prefer the prior iteration for the way it makes a clearer break between the podium and the “tower”.

The terra cotta on the base looks thicker as well if you look close.

The entryway corner windows (first couple of floors entrance area) have completely lost thier definition. Has become frosted/cloudy.

And I liked the darker roof screen. It gave a nice border and made it look more detailed. This now is more blank looking.

Let's face it, probably the ONLY reason they did this is because of global supply chain issues re: not being able to get varied types.

Notice their "Simplified Massing" means less angles/corners to the 5th to 6th floor transition. The slight overhang is now gone and it's just a simplied striaght shot up.

This is all the very definition of VE. Puke.

Holy shit, not that it would ever be true, but it’s as if they read my post #34 reaction to the previous iteration and said “Yup, this one is boring/ anonymous, we have to make some improvements/better detailing”. Or the BPDA /community pressured them. Either way, a rare victory!

By the way, just for context, the long facade side of this is on the small side street (Overland). The narrower facade side faces Brookline Ave. This replaces an actually very handsome and well renovated 3 story building. The drecky looking ones around deserve the wrecking ball far more. Hopefully to come.
