Don't worry, until the State really ramps up the penalties on the MBTA communities law, nothing will be built in Weston.

Somewhat similarly, Princeton is investigating what it would need to do to comply with the law. One option is forgoing the funding tied to compliance, since they don’t make use of the funds.

If anything, getting labs built will ensure it won't be turned into Residential. It's also basically in Newton.

Quelle horreur: State board orders leafy Weston to allow a 180-unit apartment building on a 9 1/2-acre parcel

“The state Housing Appeals Committee recently ruled that Weston, a town far from meeting its minimum state requirement of having 10% of its housing units be affordable, has to allow construction of an apartment building that locals have been fighting for years as the "Weston whopper" - a four-story, 180-unit building with 45 affordable apartments and 293 parking spaces on a 9 1/2-acre parcel that would also include a pool, a playground and separate dog areas for small and large breeds……..”

Hmm, that actually doesn't look half bad for Weston. Shades of suburban London crescent (in form, at least). Or, closer to home, somewhere like Mt. Bowdoin Green or Wellesley Park in Dot.

...Too bad its in the middle of the damn woods, so it's just one of those developments that combines the worst part of urban living (less space) with the worst part of suburban living (the autocentric isolation).

Mill Creek Announces Groundbreaking of Modera Weston

Mill Creek Residential, a leading developer, owner-operator and investment manager specializing in premier rental housing across the U.S., has announced it has broken ground on Modera Weston, a luxury community approximately 15 miles west of Boston.

The community, which will feature a combined 172 homes and townhomes with expansive layouts, sits in a well-established Weston neighborhood known for its scenic charm and rich history. The community is surrounded by over 60 acres of rolling landscape, including two historic structures set to be restored. Fourteen of those acres are dedicated to the community. First move-ins are anticipated for summer 2026……”

BXP Plans 480 Homes in New Weston MBTA District

“After rejecting an initial plan in 2024, Weston voters approved a rezoning plan to create four new multifamily housing districts under the MBTA Communities law.

The latest plan passed 387-86 at a special town meeting Wednesday night following over an hour of discussion.

The largest district, at 74 acres, includes an office park near Route 128 owned by developer BXP at 133 Boston Post Road. BXP has proposed 480 housing units in a three-phase project……”

All of the outer suburbs need to be building townhomes like that. All I'm seeing built in a lot of these places are completely suburban apartment buildings or 2 million dollar 4000 sqft single family homes on 1 acre lots, both greenfield.

Why can all of the DC suburbs do this but we get barely anything?

I ask the same thing all the time. Also why do the dc suburbs build so many brick townhomes and we dont?

You're probally looking at DC Suburbs that are still pretty Urbany.

Northern Virginia btw is crazy expensive. Almost Boston bad.

zoning zoning zoning. it's all county level in VA and progrowth factions can stomp out the type of pastoralist nimbyism we see in Weston. Not necessarily enough to build things denser than single family homes outside of essentially urban arlington and alexandria though.

As for this... it's kinda obvious. SFH is what they would want (if you want Burbs)... and it doesn't help that I've noticed that the cost savings of doing NC THs is rather overrated compared to SFH. These Weston units will likely be a mill or more. People hate HOAs, etc.

Apartments could be attractive to transients, job movers unwilling to buy SFH until they get to know the area, and of course 40Bers/Section 8 and ilk.
