The Casco | 201 Federal Street | Portland

Music to my ears - this is such a huge and high-visibility parcel. Time to get rid of it and build a substantial tower here right in the heart of town.

Compared to the footprint of 201 Federal and other nearby high-rises, you could probably fit two separate and distinct towers in the footprint of the Temple Street garage.

I guess that there is no mere coincidence that 201 Federal is 201 feet in height. The 18th floor appears 1-2 feet higher than 4 to 17.

I realize this is a nitpick, but I thought the total height was going to be 204' ?

I think the theater portion should be replaced too, since it's all part of the garage. Boston has movie theaters downtown that are always packed. A new attraction would be nice - dinner, movie, stroll the Old Port for drinks/dessert. The benefit of the Nickelodeon is that they do play a lot of good indy films too. Furthermore, this would be a great opportunity to redo the corner "park" as a pavilion, gathering place, green space, outdoor dining.

Downside is Portland House of Music and other small businesses there. But there's apparently a lot of retail space in these new buildings that need to be filled???

It's actually 203'6" to the top of the mechanical penthouse and rounding up 6 inches is not out of the norm for building height calculations. And you are correct TC, the 18th floor is a foot and a half taller than 4 through17.

I thought the 18th is going to be a special floor for residents. so, the reason for the increase in height?
 
According to the early floor plans, a relatively small area on the 18th floor is being reserved for a resident observation lounge and the rest of space will be for apartments. Top floors of many buildings are a little higher due to architectural treatments and added structural reinforcement for the roof so I don't think the community space was a factor in the foot and a half difference. Redfern could provide more insight if there are revised alterations or I missed something from a year ago.

Some photos from the 17th and 10th floors (18 was closed for safety) of 201 Federal Street. Thanks to the Portland Society of Architects for arranging the tour and it was great seeing Corey who I'm sure will follow up with some even better photos of his own. :)
