In the Back Bay they're almost all 5-6 stories, and 5 stories would match the lowrise portion to the garage. I too wonder why they are wasting so much coveted space on the 3 story portion.

Exactly -- Note abutters with expensive properties on Comm. Ave. who would have their southern exposure sunlight cut off. Ya think they maybe made a bit of noise?

More seriously, there might actually be an easement there as with Fenway studios. Complaining doesn't often win you that argument with a PDA...Could check the public letters on BPDA to confirm.
 
Has there been any movement on this project? Such a nice rendering, would like to see it get built.

The zoning boundaries called for 1/2 of the taller building to be under 65'. Maybe keeping the lower portion at 30-something feet allowed for the variance on taller building. More history on this -- footprint

Aside from Samuels Associates (who, I believe have made no public statement), every other abutter/neighbor pretty much hates the Harvard Club proposal to transform the Newbury Extension west of Mass Ave.

Trying to imagine Kairos signing off on a project proposal put forth by Harvard trillionaires from across the river, when feeble millionaires in the Back Bay do not want this development. It's a classic case of a bag of dicks playing measurement comparison at the city "planning" level and in the Mayor's office.
