Greystar Files Plans for 189 Units in Needham​

“After initially detailing development plans to the community earlier this summer, Greystar has now filed a Site Plan application for a multifamily development at 100-110 West Street in Needham. The site is approximately 4.3 acres bounded by West Street to the north, the MBTA Commuter Rail Train Tracks to the west, residential properties to the south and Highland Ave to the east. The project entails construction of a new 3-story building with a total of 189 apartment units, a total of 186 parking spaces, associated utilities, stormwater, site amenities and landscaping.”

“The Needham Planning Board has approved plans for a multifamily project at 100-110 West Street. The project calls for the demolition of the existing building and the construction of a 3-story multifamily with 189 units.….”

I would have much rather seen them adaptively reuse the existing building imo. Reuse should always be the #1 option esp if ppl are talking about “green” development. Demolishing this building to build basically the same footprint is a waste.

Needham Redevelopment Plans Shift from Life Sciences Campus to 480-Unit Residential Project​

“A Notice of Project Change has been filed for the planned development of a former car dealership and carwash site in Needham, pivoting from a proposed office and life sciences campus to a predominantly residential redevelopment. The original proposal envisioned two office and laboratory buildings connected by a central atrium. However, continued weakness in the suburban office and lab market—driven by high interest rates, reduced venture capital investment, and post-pandemic shifts toward remote and hybrid work—has made it difficult to secure tenants or justify speculative construction amid historically high building costs.

As an alternative, the proponent is now exploring a revised project that would deliver up to approximately 480 residential units across two multifamily buildings, alongside a third building containing 75,000 to 100,000 square feet of medical office space. The housing mix would include one-, two-, and three-bedroom units, with at least half potentially age-restricted to address growing demand for senior housing, and up to half offered as ownership units rather than rentals……”
