“B'nai B'rith Housing (https://bbhousing.org/) (BBH), a Greater Boston nonprofit housing developer, is proposing to create a new affordable housing development at 87-101 Blanchard Road in Cambridge. Located in the Cambridge Highlands neighborhood, the property currently contains a row of vacant commercial spaces. BBH intends on demolishing this existing building and replacing it with an approximately 100,000 square-foot, 6-story, L-shaped building consisting of 110 affordable senior units. This is BBH’s first development in Cambridge, but they have extensive experience building affordable senior housing in Boston. Physical amenities at the proposed development include a multi-purpose community space, office space for resident service counselors, and a bike storage room.

BBH plans to create this new housing under the provisions of the Affordable Housing Overlay (https://www.cambridgema.gov/CDD/housing/housingdevelopment/aho) (AHO).”

240 Broadway (Broadway Park)​

Just A Start (JAS) is planning to create new affordable rental housing on an existing JAS-controlled site located at 240 Broadway in the Port neighborhood. Known as Broadway Park, the site is currently an existing parking lot and will be developed in conjunction with another new JAS project, 37 Brookline Street, as a scattered-site affordable rental housing project. The new housing at both Broadway Park and 37 Brookline Streetwill be built to Passive House standards, ensuring maximum energy efficiency. This project is proceeding under the provisions of the Affordable Housing Overlay (AHO).”
“We plan to transform the parking lot at the intersection of Broadway and Windsor Street into a 20-unit affordable housing property, featuring 9 one-bedroom and 11 two-bedroom units.

Conveniently located near public transportation and job opportunities in Kendall Square, this project will address Cambridge’s critical housing needs while fostering a more inclusive and equitable community.”

“37 Brookline Street is a 6,582 square foot property in Cambridgeport, located a couple of blocks south of Massachusetts Avenue and the amenities of Central Square, including shops, restaurants and the Central Square MBTA station. The property contains an existing vacant three-family building, which was most recently owned by the late artist Peter Valentine, a well-known member of the Cambridge arts community.

Just A Start (JAS) purchased the property in July 2023 and intends to replace the existing triple-decker with a new affordable multi-family rentaldevelopment under the provisions of the Affordable Housing Overlay (AHO). 37 Brookline will be developed in conjunction with another new JAS project, 240 Broadway (Broadway Park), as a scattered-site affordable rental housing project.”

The link posted directly below them is where they came from. Just a start is the organization doing both of those developments and that is the project page on their site.

The renders on the cambridge website I believe are older because it shows the building with 4 floors instead of 5, but if you follow the link thats posted there to just a start it shows the 5 floor version.

That is a pretty difficult one bedroom unit layout... clearly fitting the function to the form, but the form seems to just have a reference to one of the existing walls, and to clad it with purple and yellow.... there are better ways to reference Peter Valentine

Def agree. I think thats why I like Tilia so much in forest hills. Its kind of a beat up sort of half industrial type of area and then all of a sudden theres an entire row of pink and yellow and red and brown townhouses. It smacks you in the face, its awesome imo. You really dont see anything like that in boston usually. I love it I hope we get many more.

Its kind of a beat up sort of half industrial type of area and then all of a sudden theres an entire row of pink and yellow and red and brown townhouses. It smacks you in the face, its awesome imo.
