If you had zoomed in on those side elevations, you could probably see the actual height delineations.....

Right.. I remember the elevations being legible, but I didn't think to notice the heights then. Next time I'm there I'll check 'em out.

it might just be an inaccurate rendering ... 111 Huntington is not as tall as it is shown there.

Oh man this is one of the best tower, if not the best tower proposed, right up there with the original 120 Kingston Street. It's unique and not boxy like the rest of Boston skyscrapers. It's curvy, wavy, and something you expect to see in larger city like NYC and Chicago. I would be upset if something blocked this from being built. I'm wish for this tower to be built more than TNP.

That was a response to Mies, I guess this is a response to Harry Cobb? "See what you did with glass windows 30 years ago? Well guess what, we can CURVE them!"

But its 2008 Boston, and its Elkus Manfredi... we can't really expect innovation, but at least its not the Intercontinental again

Based on the set of drawings that I am lucky enough to have laying around..... The Mechanical Penthouse is at 569'-0", with the Top of Parapet listed as being 625'-8".

Have to say I am a fan of the Intercontinental. May not be groundbreaking, but as far as Boston goes, it may as well be. It's nice to have a little color thrown into the skyline for a change. The Atlantic Ave. side has bothered me since it was completed though. Something about the one concave side and the other side being convex bugs me. It's a fairly symmetric building aside from that.... must be my OCD. For Boston firms, I'll take an Elkus design.

Considering all the NIMBYs think it's 569 feet, pray this info doesn't get out to them.

That was my worry when I kept seeing the number 569'. I noticed the wavy "parapet" (on this older set of documents) at the top was higher than this, and assumed it had been chopped off to make someone happy or as simple VE. But, then I saw the pictures from the unveiling, and it was still intact.

Hopefully it stays as it is, and we actually get something that totals over 600ft high and looks good to boot. Wouldn't that be a nifty trend to start around here.

Now this is the tower I have been waiting for....finally! This will look amazing in the Back Bay skyline with the Pru and Hancock, if built. I am crossing my fingers for this one.

Don't just cross your fingers. Write to the BRA/go to the meetings!! We can get this built!!!

I think I'll drive the 45 mins down to Boston to go to the meeting....we must bond together and prevent this project from being downsized/ruined/not approved.

Tent City eyes low-cost condos in toney project

Tent City, a major South End affordable housing complex, wants a piece of Boston?s newest luxury skyscraper.

Simon Property Group Inc. is pushing ahead with a controversial plan for a 47-story condo tower at Copley Place, next door to the sprawling Tent City complex.

Ken Kruckemeyer, a Tent City board member and MIT professor, contends the landmark mixed-income project, born out of a legendary 1960s neighborhood protest for affordable housing, should have a role in the city?s latest luxury development.

Simon Properties, like other developers, is faced with a city requirement that 15 percent of its units be ?affordable.? If that can?t be done on site, the developer is required to make a payment to the city for the construction of lower-cost units elsewhere.

But Kruckemeyer, in an e-mail to fellow neighborhood activists, says the mall owner should include those affordable units in its condo tower, which will include a luxury day spa, health club, library and concierge service.

Kruckemeyer also wants Tent City Corp., which has had a track record of managing and developing affordable housing, to be the one to develop the units.

Kruckemeyer could not be reached for comment yesterday.

But at a recent meeting of a city-appointed neighborhood panel reviewing the project, Kruckemeyer argued the project ?is an opportunity for real greatness, but also disaster,? according to minutes of the meeting.

Rick Stockwood, a spokesman for the project, said the developer plans to fully comply with the city?s affordable housing requirements. He said it is too early to say whether that will include affordable units in the Copley Place tower itself.

Simon ?intends to do what it needs to do to advance the city of Boston?s goals for sustaining and advancing affordable housing,? Stockwood said.

If Ken Kruckemeyer wants affordable housing so much then he should be a developer, not some ass hole trying to tell other people what to do with their money and land. Fuck that guy.
