I would have expected StuVi III to be built before the Warren Towers renovation. BU will be eliminating 600 beds each year for three years. Do they have a surplus of housing now?

840 Columbus is on the Northeastern campus. The city has refused to let Northeastern build a dorm there. As DZH22 said, the university then went looking for an alternative.
Regardless of when they were acquired it is an example of universities acquiring hotels to convert to student housing. They do not require major internal reconstruction. A "hotel" is a hotel regardless of when it was converted.
