Judge dismisses 3 lawsuits aimed at housing plans for 150 Centre St.​

“A Suffolk Superior Court judge last week cited procedural grounds for his dismissal of a trio of lawsuits brought by abutters who oppose a 4-story, 72-unit housing complex on Centre Street next to Shawmut MBTA station.
In a succinct, 7-page decision, Judge Peter Krupp found that the plaintiffs missed a statutory deadline early in 2024 to file their complaints directed at the building’s developer— Trinity Financial Inc. — and the city’s Planning Department, which approved the project in November 2023…..”

“The decision is a victory for the development team led by longtime Dorchester resident Jim Keefe, one of the principals at Trinity Financial, Inc., which first proposed a building at the 150 Centre St. location in 2017.”

 

12 affordable condos approved for Wales Street in Dorchester​

“The Zoning Board of Appeal today approved plans for 12 affordable condos in a three-story building at 34 Wales St. in Dorchester - kitty corner from where the city and a non-profit just opened a 20-unit apartment building for families coming out of homelessness.

The Rev. Willie Bodrick II and his brother, Winston, will put the building up under a city program that sells vacant lots to developers at low prices in exchange for affordable housing. Half the units in the building will be sold to families making no more than 80% of the Boston area median income, the other half to people making up to 100% of that level.
All of the units will have either two or three bedrooms.

The building will have nine parking spaces in a basement garage…….”

 

12 condos approved near Ashmont T station​

“The Zoning Board of Appeal today approved plans to replace a three-family home at 77 Bailey St. in Dorchester with two new buildings with a total of 12 condos.

Plans by the lot's owner, Patrick Targete, call for two affordable units and six parking spaces behind the two buildings, which Targete's attorney, Shabnam Mashmasarmi, said are a two-minute walk to the Ashmont MBTA station.

City Councilor Brian Worrell supported the proposal. Nobody spoke against……”

 

Work is set to launch on Talbot Commons II​

“Work on the second phase of an affordable housing complex near Codman Square – where two 4-story buildings will rise on vacant lots at 151 Spencer St. and 25 New England Ave. – is ready to begin this spring.

Talbot Commons II will bring an additional 42 units online by next year, according to the Codman Square Neighborhood Development Corp. (NDC), which is leading the $32 million project with WNC Associates.

The buildings will resemble the nearby 40-unit Talbot Commons project on Norfolk Avenue, which broke ground in 2020 and is currently 100 percent occupied, with a 400-household waitlist.

The properties on Spencer Street and New England Avenue were approved by the city of Boston in late 2020 but were held up by financing difficulties until recently.

The buildings will provide affordable housing targeting families at various levels beneath the area median income (AMI)…….”
