Malden + Melrose Infill and Small Developments

681-687 & 689-697 Main Street, Melrose​

An application for Site Plan Review and a Reduced Parking Special Permit has been submitted to the Melrose Planning Board for a development at 681-687 & 689-697 Main Street. The proposal involves demolishing the existing structure and constructing a four-story mixed-use building with commercial space on the first and second floors and 16 residential units above. Relief from the Zoning Board of Appeals is required for maximum floor area, minimum open space, lot area, and rear and front yard setbacks.

This is the longggg vacant Caruso's Pizza site and the abutting small businesses. There was a more modern 4-story building proposed here a couple years ago that apparently didn't move.

Its nice theyre not losing the retail on that corner, it looks like theyre actually getting more retail spaces plus the residential units added. Looks decent too, this is exactly whats needed.
 
I pass this nearly every day on the way to Oak Grove, new proposal fits far better with the existing architecture just down the street in downtown Melrose. Great to get some use out of this vacant site, there are far too many around here (looking @ downtown Wakefield) that have been sitting forever.
 
Finally. The saga of that block has been even longer than the saga of Blueberry Hill Lane behind the old Ripley School, but much more of a hole in commercial fabric. I see the plans contemplate replacing the old culvert of former Ell Pond Brook and hope they've also studied the possibility of a higher-than-expected water table. That water table adjacent to the culvert further south reportedly bedeviled the construction of rear half of 427 Main Street (near Grove) when it was built a few years ago, so one would hope the city made developers aware of the possibility and the need for study et cet.

Construction Underway for Melrose Development​


“Construction has kicked off at 521 Franklin Street in Melrose. The development includes a full renovation of the space above T’ahpas 529 Restaurant, paired with a new construction addition at the rear of the property. Once complete, the project will feature 36 total units, a common roof deck, EV parking, and a pocket park.”

Construction Underway for Cedar Park One64 in Melrose​

“On Monday, August 25th, Szecon Development celebrated the groundbreaking for Cedar Park One64 in Melrose. Cedar Park One64 is an 80-unit mixed-income, multi-family development permitted under Chapter 40B. It will provide 20 units of affordable housing and will be Passive House Certified per the Specialized Stretch Energy Code adopted by the City of Melrose.

Representatives from the City of Melrose, MassHousing, and the MBTA were on hand to speak in favor of the project and help turn a shovel of dirt to inaugurate construction…..”

Melrose Development Site Trades for $1.9M: $9M in Financing Secured​

“A Quincy-based developer has acquired 31-39 West Wyoming Avenue in Melrose for $1,900,000 with $9,425,000 in financing secured through Crowd Lending, Inc.. Plans for the site just steps from the MBTA Commuter rail call for 26 residential units.”

Mixed-Use Project Advances Along Main Street in Melrose​

“The development proposed at 681–697 Main Street in Melrose has received approval from the ZBA and the Planning Board. This long-vacant site, unused for over 14 years, will soon be transformed into a mixed-use building to include ground-floor commercial space, second-floor office space & two stories of apartments above.”

The ‘Ella’ project, directly abutting the Melrose Highlands commuter rail station, has wrapped up construction bringing 21 residential units and retail space. With the exception of the slightly trippy digital clock, it looks like it’s been there for 100 years —

Directly across the tracks, construction is underway on 521-529 Franklin, which will add 34 new residential units and retail/commercial space —

In the Downtown area across from City Hall, 12-16 Essex Street, which will bring 24 units and retail space, is also well under construction —

Further south along the commuter train line, two larger projects along Essex Street have recently started construction, which will bring a combined 150+ new residential units —

Site work also appears to have started at 31-35 West Wyoming Ave., adjacent to the Wyoming Hill commuter rail stop, which will bring 27 new residential units and one commercial space.

The City has also recently issued approvals for:

* 199-201 Essex Street - 50 residential units will replace an existing autobody shop

* 681-697 Main Street - 16 residential units, office and retail space

No progress on the building itself but over the past month or so they've installed a massive pipe on the property. To my untrained eye it looks to be mostly excavated so hopefully more progress soon.
