Single family home (I unit) -> 33 units — now that, people, is progressive.

"Dorchester Design Collaborative, a partnership between Jennifer Ha of Hue Architecture and Milo Stella of Star Contracting Co, alongside Bensonwood, an offsite construction and panelization company, are proud to announce the development of 12 affordable housing units at 104-108 Norwell Street in Dorchester. The project is bringing three 4-unit Passive House-designed buildings- the first of their kind in the neighborhood.

The project is being developed on previously vacant City-owned lots in Dorchester, using a housing delivery model that enables faster construction, greater cost efficiency, and significantly improved energy performance. The result is a pathway to achieving housing and climate goals simultaneously providing affordable homeownership opportunities while delivering healthier, high-performance buildings...."

Five-Story Mixed-Use Project Proposed for 500 Gallivan Boulevard in Dorchester

“A new mixed-use development has been proposed for 500 Gallivan Boulevard in Boston’s Dorchester neighborhood, where a two-story structure formerly occupied by the Dorchester American Legion Post would be demolished to make way for redevelopment. The project calls for a five-story building designed to reinvest in the underutilized parcel and add new residential and commercial activity along the Gallivan Boulevard corridor. Plans include ground-floor commercial space topped by 24 residential units, contributing to the city’s housing supply while reinforcing the area’s mixed-use character.””

But it fits in with all the multi-generational mish-mash updates to the three-deckers in Dot.

Good point. Dorchester does seem to relish its architectural ugliness. It's the proud Bailey's sundae of architecture :D

Beauty is in the eye of the beholder but not in the design of this building

“The proposal intends to renovate and add a rear addition to the existing two-family building on the site, while preserving the historical structure. The project will also add two new residential buildings, on each side of the existing structure, thereby creating 24 additional units with 20 off-street parking spaces.”

Great infill! On street view, there's a mature maple to the left of the front door of the existing structure; hoping they can preserve it

That would be nice, but it looks like that tree is in the path of the driveway to one of the new resi units.

Rendering of proposed Minot Street project

“The owner of a two-family house built in 1830 at 39 Minot St. in Dorchester has filed plans to renovate and expand it and add buildings on either side to create a 24-unit housing complex.
In a filing with the Boston Planning Department, James Paskell says the expanded Hammond House and the three new buildings would "transform an underutilized two-family property into a vibrant 26-unit residential community, providing much needed housing opportunities in an accessible location," by combining "sensitive adaptive reuse" of the existing Hammond House with "contextually appropriate new construction."…….”

That looks ridiculous.

“A building permit has been issued for Columbia Crossing, a nearly $25 million, approximately 76,000-square-foot mixed-use development in Dorchester that will deliver 48 income-restricted residential units along with roughly 5,000 square feet of ancillary space, including shared artists’ workspace, commercial and public uses, and on-site parking. Designed to complement and strengthen Upham’s Corner’s Arts and Innovation District, the project will retain and highlight the iconic former Dorchester Savings Bank building, preserving its distinctive banking hall as a centerpiece…..”

Fully income restricted housing, 33 units.

This new design above randomly appeared on the project page and gained a floor and some color out of nowhere. Not sure what happened to the previous version, that new version doesnt show up in the most recent documents.
