North End Piazza on The Greenway | 198 Hanover Street | North End

When you purchase a property with windows a few feet from the lot line, you ought to anticipate that the owner of the property on the other side of that line might have a greater use in mind for his land than providing a view to someone else. I know the tenants would likely prefer to retain a nice view of the Greenway, but they will still have full use of their apartments for their intended purpose, and on the bright side, if the windows are facing a brick wall they won't have to waste any money on curtains.
Bright side but also dark side because their light will be blocked 😆 but excellent point

Glad its beeing updated.

2024 Plan vs 2025 Update - I much preferred those outdoor pavilions.

Between this and the hotel proposal, my poor photoedit skills show this is a radical transformation of decrepit under-viaduct real estate.

Seeing how this project will look alongside the proposed hotel really highlights how much is being lost by limiting the height of the building.
Not sure that I agree with that. Part of what is so cool about the North End is that you have varied view corridors that disappear as they wrap around corners, or the street curves away. That's a two dimensional feature, but there is also a three dimensional element to that, which comes from the sense of what is lurking beyond those curves. Because you can see some of the buildings peaking out above here and there, you feel invited to explore those turns and twists and alleyways.. If the approach to the neighborhood has tall structures blocking our views of what lies within, then I don't think the area seems as interesting or appealing from a distance. It would effectively re-create the harm caused by the elevated Artery.

I like it, it faces the park so it will be welcoming to tourists and it repairs a frayed edge of the old medieval city

I agree. Also, having tall buildings visually constricting the main entrance to the North End would make it seem like the entrance to a theme park.

It walks like a duck, and it talks like a duck. I would be expecting it to look like a duck.

Shorter version: It basically is a theme park. To make it be a part of the neighborhood, I would expect to see 5 story buildings instead of more 2 story carchitecture.

If this building was taller, it would indeed hide the neighborhood behind, but the thing about a speak-easy is that the entrance is obscured, but that makes it all the more enjoyable for those who find their way in. ;)
