To me, the ground floor looks a bit brutal and massive now, but once it is finished, the retail stores will fill the windows and doorways with some detail, life and energy, and it will look good.
This vantage is not very nice. Looks not great here in street view but my memory of seeing it in person was much more forbidding. I guess they had to put the service stuff on the road side since it’s literally on the water, but its presence is not great on this side

Would've been nicer to continue the upper floors' glass walls and shapes down to street level instead of having a bulky base.This vantage is not very nice.
