Building with 43 affordable-housing units gets funding it needs

“Now that the governor has approved a package of state and federal funding, the Housing Corporation of Arlington (HCA) can go forward with construction of a 43-unit affordable housing development.

“Building is scheduled to start early next year at 10 Sunnyside Ave. in East Arlington…..”

Arlington is weird. They replaced a single story auto body shop at 34 Dudley St with this multistory self storage facility. However, they have historically pitched a fit about multistory mixed use along major thoroughfares.

Apologies for the bad shot, but I noticed it while traveling the Minuteman today.

The high school is basically done. They are building a new baseball field and an access ramp to the Minuteman trail.
 

5-Story Mixed-Use Project Proposed Along Broadway in Arlington​

“Plans are under review for a 5-story mixed-use building to replace the 2-family property at 126 Broadway in Arlington. The developer acquired the site in February for $1,420,000. The new building would include 14 residential units with 1,400 square feet of commercial space.”

Apparently this is called Majestic Mill Brook and it's at 995 Mass Ave

Located on a small parcel, at just under 0.4 acres, the building optimizes programming and massing to activate the pedestrian realm with ground floor mixed-use community-oriented spaces that will also serve the neighborhood. A second floor outdoor deck helps to create a contextual transition of the massing in alignment with surrounding buildings while providing an amenity space for the residents. Construction of the project is anticipated to foster infrastructural improvements along Sunnyside, including more sidewalks which will invite safer pedestrian access through the neighborhood…”

The old auto body shop on this site appears to be prepping for demolition.
 

Financing Secured for Affordable Housing in Arlington​



“Nearly $30 million in financing has closed on for 10 Sunnyside Avenue in Arlington, including $18.6 million through Citizens Bank and $7.9 million from The MA Office of Housing & Livable Communities. Plans call for 43 affordable rental apartments, a mix of 1 through 3 bedroom homes.

Reports are that the general contractor has mobilized on the site and construction will start soon.”

Last thing standing amongst the rubble is the old bank vault. I think Flora used it as a wine cellar.
 

Arlington Developer Proposes Affordable Housing Project at 840-846 Mass Ave​

“After acquiring 840-846 Massachusetts Avenue in September for $20.5M, The Housing Corporation of Arlington has now filed redevelopment plans. The proposal would preserve two existing apartment buildings and add a new six-story building with 28 affordable units and one commercial space at 840 Mass Ave, while replacing a two-family home at 17 Newman Way with a three-story building containing 12 affordable units……”

I am amused that they are keeping both the pre-war and mid-century buildings. The pre-war building has good details, but I doubt anyone would miss the mid-century one.

No one would miss it, but its also a perfectly good building that probably wouldn't be replaced with anything bigger. What I am surprised by is their decision to site this new building on the front lawn, which will basically completely obscure the pre war building, when they have a perfectly good parking lot to build on behind 846.

This is a weird one. That prewar building has a lawn that's so generously sized that I've often wondered what made them place the building like that--to give up that much space on a busy thoroughfare but then do literally nothing with it is quite odd, and it looks like it wanted to be a Brookline courtyard complex but something got very lost in translation. So while I've long thought it could use ANY kind of activation, this proposal manages to blow past any expectations I had and feel very shoehorned in there. Also six stories in Arlington? My oh my!

I did photos and floorplans on a duplex unit directly across the street from here in July 2024, of which I posted a few aerials from that day elsewhere, but here's one I didn't share that really shows how big and empty that lawn is for the area

The new building is probably boxed in by modern access and egress regulations from completing the courtyard with a wing along Newman Way.
 
Zooming in the new building looks to be brick so gonna look pretty nice when finished imo.
 
Anyone know what the deal is with 366 Mass Ave next to the Arlington Legion? It looks abandoned.

“Plans have been approved for a 5-story mixed-use development at 259 Broadway in Arlington. The new building would include roughly 1,785 square feet of commercial space with 14 residential units. Plans also include a fitness center and 5 on-site parking spaces.”
