$99M in Financing Secured for Lexington Multifamily​



“A $98,732,654 mortgage through Northwestern Mutual Life Insurance has been closed on for 17 Hartwell Avenue in Lexington. Plans approved this past December call for a multifamily project to replace the existing 1970s-era one-story R&D building. The development will include 312 apartments with a 2,100 SF retail building….”

“The Lexington Affordable Housing Trust received the Select Board’s agreement to seek authorization at the 2024 Annual Town Meeting to request proposals for a 100% affordable, approximately 40-unit housing development on Town-owned land on Lowell Street. The 3-acre parcel was a gift of surplus land from the state in 1979.

The Executive Office of Housing and Livable Communities issues the Project Eligibility Letter August 6, 2025. The Project Eligibility Letter allows Causeway Development to proceed with the submission to the Zoning Board of Appeals. On October 15, Causeway Development submitted an application to the Zoning Board of Appeals for a November 13, 2025 public hearing. Zoning Board Application….”

Town Meeting approves new LHS building project at special session Monday​

“Town Meeting voted to appropriate funds and swap land to build the new Lexington High School as it is currently designedduring its special session Monday night.

About 91 percent of voters and nearly all board and committee leaders supported the motion under Article 8, which asked the town to appropriate approximately $648 million to complete the LHS building project.

“The Bloom design (the nickname for the design of the new LHS) for a new high school is big enough, will provide a healthy learning environment…uses durable materials, and uses the latest technology. To me, that’s a good plan,” resident Todd Burger argued……”

“A redevelopment proposal has been submitted for 131 Hartwell Avenue in Lexington, Massachusetts, where plans to transform a nearly vacant 1980s-era office property into the Hartwell Avenue Residences, a multifamily housing community. The five-acre site, located within the Village High-Rise Overlay district, would be redeveloped with an approximately 290-unit, five-story residential building featuring tenant amenities, along with a 4.5-level structured parking garage providing 444 spaces…….”

Drove by this a couple nights ago and all the interior lights were on and it was apparent that not a single part of it has even the slightest bit of tenant buildout happening. Nothing but raw space and temp work lights. Crazy
 

49-Unit Mixed-Use Development Proposed for Lexington Town Center​


“A new 49-unit, four-story mixed-use condominium development has been proposed at the corner of Clarke and Raymond streets in Lexington, replacing an existing one-story, 12,500-square-foot medical office building and its 42-space surface parking lot. The project, set on a 40,689-square-foot parcel in the town center, calls for approximately 4,900 square feet of ground-floor commercial and retail space fronting Clarke Street, along with a below-grade garage providing 50 residential parking spaces and an additional 17 exterior spaces for visitors and commercial use….”

I like the 1 space/unit parking ratio. Lexington, in spite of the recent backsliding, seems to be walking the walk on proper development.
