Malden + Melrose Infill and Small Developments

681-687 & 689-697 Main Street​


No progress on the building itself but over the past month or so they've installed a massive pipe on the property. To my untrained eye it looks to be mostly excavated so hopefully more progress soon.

"A new culvert will replace the deteriorated one under the old commercial strip that included Caruso’s restaurant on Main Street. The culvert connects Ell Pond to the Malden River. The developers, in partnership with the city, secured a MassWorks grant from the state to pay for restructuring, strengthening and slightly relocating the culvert. Then work can begin on a building that will include retail space with residential units above along an important section of the city’s business district."
 
Interesting that this doesn't look anything like the renders.

Construction Underway for Melrose Development​


“Construction has kicked off at 521 Franklin Street in Melrose. The development includes a full renovation of the space above T’ahpas 529 Restaurant, paired with a new construction addition at the rear of the property. Once complete, the project will feature 36 total units, a common roof deck, EV parking, and a pocket park.”

I really hated that rendering, so I am very happy to see that what's being built is drastically different!

Revisions Proposed for 14 Chipman Street Mixed-Use Development in Melrose​


“A revised proposal has been submitted to the Melrose Planning Board for 14 Chipman Street. The project continues to call for 40 residential units above ground-floor commercial space, but notable changes include the removal of space previously designated for Veterans of Foreign Wars (VFW) use, an increase in parking from 38 to 43 spaces, and an expanded retail footprint. With the VFW no longer part of the plan, all parking spaces will now be allocated to residents……”

 
Melrose has an impressive amount of residential projects, including several which are very transit-oriented, actively under construction - it's certainly putting Malden to shame --

529 Franklin Street - 34 units
Includes renovation of existing three story mixed-use structure with attached new 5-story residential building which replaces surface parking lot on Greenwood Street and 21 parking spaces. Next door to the Melrose Highlands CR station

The Ella - 21 units
Located across the tracks adjacent to the Melrose Highlands CR station, the Ella wrapped construction late last year and includes a market on the ground level. It replaced a one-story retail structure.

164 Essex Street - 80 units
Five-story development will replace former surface parking lot. Located just one block from the Melrose/Cedar Park CR station.

Residences at Cedar Park (12-14 Tremont Street) - 76 units
Four-story development located kitty-corner to the Melrose/Cedar Park CR station. Replaces three single-family homes and an industrial building.

199-201 Essex Street - 50 units
Site work has started on a five-story development with ground-floor retail. Located across the street from Melrose/Cedar Park CR station, it replaces an autobody shop.

The Essex - 24 Units
Construction looks to be wrapping up on this development in Downtown Melrose across from City Hall. Replaced one-story commercial building.

Wyoming Redevelopment - 27 units

Construction has started here, but not much to see. Replaces one story commercial building. Located kitty corner to Wyoming CR Station.

Main Street Redevelopment - 16 units

Construction, or at least site work has started here, but again not much to see. Will include commercial on first two floors and residential on floors 3 and 4. Replaces one-story commercial building.

Another decent example of just because you have to use cheaper materials doesnt mean you cant make something presentable from it. Its not brick but its red brick color and a textured pattern, add on the mansard-ish shingled roof and you get something presentable. Its not going to win any awards, but much more importantly its not going to be a massive eyesore that the town is stuck with for the next 50 years. Just because you have to use party panels doesnt mean you need to create a checkerboard multi colored nightmare. This looks like its gonna be decent.
