Correct, Miami has vastly superior land use policies that have resulted in a reasonable amount of market rate affordable housing.

Wow the white portion of the building matches the sky there and almost disappears making it look much thinner and like its only black and blue.

-Used the apple clean up tool to turn that to reality, looks pretty good imo!

Regardless, its position at the kink on mass ave really puts it in an iconic position on the skyline. Pretty sweet.

It does make symphony plaza look dated

Also is now leasing with a Sep 1 move in it looks like, studios starting at $3,400, 1 beds starting at $4,300, and 2 beds starting at $6,700. Penthouse 3bed at $13,440 a month. Definitely premium pricing but given the location I'm sure it'll fill up.

That studio plan makes me feel claustrophobic. I’m imagining being sequestered there for a considerable amount of time January through April, looking at my stove.

Agreed. In all honesty, that looks like a very spacious studio to me. I would be fine with something even 2/3 or 1/2 that size if it meant cheaper rent.

My brain is puzzled over putting the sleeping area next to the unit door, and therefore any noise from the corridor. I cannot imagine that being ideal.

My experience in high rise living -- corridors are quieter (and doors better insulated) than even triple pane glass with urban noise outside.

The one noise source that was a real jump scare, though, was trash flying down the trash chute (right off my kitchen); not well soundproofed.
