Salem MA Developments

The Commonwealth selected the development team, as this is state-owned land which will be sold on project completion to the two developers. Avalon gets to do all new construction. Winn will do adaptive re-use of existing buildings, and presumably receive historic preservation tax credits.. See the five existing buildings listed for adaptive re-use in the table below. A high percentage of the units in the Winn-developed land parcels will be AMI 'affordable'.

Salem voters have approved the city’s first-ever property tax override to help fund a new $447 million Salem High School.

It looks like a revival of brutalism, although I doubt those exteriors are concrete.

Grade school architecture has taken on a life of its own in New England. This seems to be region-specific.

Two Historic Salem Schools Reopen as Affordable Housing​

“Hawthorne Lofts features seven studios, 18 one-bedroom units, and four two-bedroom units, with community art space and an artist preference for residents. The Residences at St. James features 11 studios, 19 one-bedroom units, and two two-bedroom units, all restricted to households with at least one member aged 62 or older. Units across both buildings are restricted to households earning up to 30, 60, or 80 percent of the Area Median Income, with support from the Massachusetts Rental Voucher Program and the federal Section 8 program.”
