Salem MA Developments

The Commonwealth selected the development team, as this is state-owned land which will be sold on project completion to the two developers. Avalon gets to do all new construction. Winn will do adaptive re-use of existing buildings, and presumably receive historic preservation tax credits.. See the five existing buildings listed for adaptive re-use in the table below. A high percentage of the units in the Winn-developed land parcels will be AMI 'affordable'.

Salem voters have approved the city’s first-ever property tax override to help fund a new $447 million Salem High School.

It looks like a revival of brutalism, although I doubt those exteriors are concrete.

Grade school architecture has taken on a life of its own in New England. This seems to be region-specific.

Two Historic Salem Schools Reopen as Affordable Housing​

“Hawthorne Lofts features seven studios, 18 one-bedroom units, and four two-bedroom units, with community art space and an artist preference for residents. The Residences at St. James features 11 studios, 19 one-bedroom units, and two two-bedroom units, all restricted to households with at least one member aged 62 or older. Units across both buildings are restricted to households earning up to 30, 60, or 80 percent of the Area Median Income, with support from the Massachusetts Rental Voucher Program and the federal Section 8 program.”

 
Lore was built on filled land on what historically were tidal flats. These days, if the site was still tidal flats, one could not fill the flats under federal law. (One can see the marsh in the next to last photo.) The previous user of the site was a road and infrastructure construction company who likely filled in the marsh to create a storage yard.

This development has 250units, 50 of which are classified as affordable. Over 90 percent are already rented. This is within very easy walking distance of a potential MBTA commuter rail stop.

All good points, but the layout and design are the most mundane and style-less I've seen in a long time, resembling giant conex shipping containers plopped down on an empty lot. Looks like it was totally designed by AI.
 

Plans Advance for Second Phase of Salem State University Campus Redevelopment​

“Plans have been approved for the second phase of the Salem State University campus redevelopment, with WinnDevelopment advancing 145 apartments, including 58 affordable units, through the adaptive reuse of three existing buildings on the university’s South Campus and construction of a new building along Harrison Road. The project is part of a larger redevelopment of the campus that also includes Avalon Salem, which was approved earlier this year. According to documents submitted to the Salem Planning Board, developers plan to begin construction on Avalon Salem this summer……”
