That's just like, your opinion man.Disagree. There have been signs of lab oversaturation for 2 years now.

Is it? I think the latest you could be on this graph and not be getting what is about to happen is December 2023, exactly two years ago. That's just like, your opinion man.
That's what I was thinking. The regulatory and project development process is so lengthy that suddenly changing the type of development in a large complex project like this would be like trying to immediately turn around a cruising aircraft carrier.Looks pretty volatile to me, not sure it was the obvious conclusion before that second availability surge. That said, what is the lead time for a project like this? Wouldn't all sorts of balls already have been in motion by December '23?
Seriously, Glob? A drawn-out fluff piece on the "Man Behind The Deck" that barely mentions the giant FUBAR of a stalled development that was supposed to go on top of the deck? That was 900 words of text my braincells are never going to recoup the wasted effort of reading.![]()
It took 25 years, but John Rosenthal’s Fenway Center deck is finally done - The Boston Globe
The prominent developer has been working to put a deck over the Mass. Pike near Fenway Park, on which to build office and lab space.www.bostonglobe.com

The trouble with making it into anything that even remotely resembles a park is that when the time comes to convert it back to a building site, then the NIMBYs raise hell about losing a park, and also 4F regulations may even kick in.It would be nice if we could make it useful in some way until then for the people who live/work near there. Like roll out some cheap fake turf, get some tents and a couple cornhole sets, and put a popup beer garden in there.
(I'm not holding out any hope for something like that actually happening tho)
I get the impulse to refer to it in that way, but this is really significantly different, mostly in favorable ways. This is the city’s new Filenes hole. It’s been a while!
It would seem likely given hotel rates that a giant hotel would pencil here? Esp since the big one in Kenmore never got built?
Alternative take: if hotel projects don't pencil out financially on terra firma sites next door then they certainly won't pencil out here. Even with the deck in place, it would still likely be much more expensive to build on this site than plenty of other alternatives in the area. The deck is close to a sunk cost, so why put good money after bad?If Kenmore Hotel is no longer a go, then a hotel might be a more suitable fit. There was an earlier proposal to build dual hotels with one placed in between Hotel Buckminster and Fenway Center.

‘Tandem’ hotels in Kenmore
Two proposed hotels would add 677 guest rooms in Boston’s Kenmore Square and better connect two “orphaned” street corners, according to developers of the planned project.A new 24-story, 382-room micro-hotel would replace…www.bostonherald.com
