    I think people are vastly underestimating the bargaining power of landlords in these low vacancy environments too. I don't see any reason to believe that the broker fee the landlord pays won't be much lower than the one months rent that tenants are used to.

    Agreed. It's a soulless design and right across the street from the perpetually empty municipal garage. That pedestrian plaza on the west side needs something to activate it or it will be dead space like the dog pooping lot parklet next to One Chestnut across the street.

    Particularly odd considering Hopkinton public schools are already operating off of projections where school enrollment has a 50% increase between 2022 and 2032. This is based on birth rate averages that include the abnormal spike in 2020 that has since fallen to record lows.
