Look at the Rose Fitzgerald Kennedy Greenway and what that did for the surrounding area. That area from South Station down to about Gallivan Boulevard that could be some stellar upscale beachfront property.

Everyone that takes the pike is supposed to pay a toll so if you get on at Southeast Expressway you pay up at Alston--Brighton. If you get on at Newton, then you payup at Allston--Brighton too. If people are getting off around Back Bay then they're getting a free ride on the Pike.
