Actually I don't believe they are leaving much on the table in terms of height. The current tower required the FAA to "look the other way" a bit as it encroaches into the precipitous drop in allowable (insurable) height at the south edge of downtown.

I don't think the ROW up Revere Beach through Point of Pines is wide enough for a busway? The Lynn Revere Beach rail was narrow gauge (it was double tracked though). It also has at least one major encumbrance that need to be fixed.

I guess my impression of the older gates was that they did not seem that overcrowded. The terminal never felt as crowed as Port Authority, for example (yes that facility can be subhuman). But I also never use busses at peak travel time periods.

Does anyone know why the new gates are so much lower spatial density than the old gates? Seems they are giving each gate much more space in the new section, resulting in fewer potential gates.

In this type of system, how do they implement stations? Do they span the entire road to get access from both sides? How does that access play with sidewalks, bike lanes, travel lanes, etc. ? (The access has to land somewhere.) Really curious because I think elevated running could work for BLX...

I. M. Pei might have disagreed with you on that point. The Symphony Towers were executed pretty much to the original Pei masterplan for the site.

That "ancient" Lynn garage was constructed in 1992. Only in MBTA deferred maintenance land is a garage constructed 30 years ago already crumbling and structurally deficient.

Also, isn't the garage slated for replacement some time soon. I believe it is another example of the quality T construction from the 1990's that is now structurally deficient.

Good point about the timing of the direct sunlight. In summer months that midday shadow might be beneficial. Glass roofs can add a lot to AC load in the summer months if they get a lot of direct sunlight.

The good news is the SST view is only one direction from the concourse. Looking back toward Dewey Square would be fine. The bad news is SST would block the sunlight for much of the day.

As a reminder, the building is reduced in size because the affordable housing payment from Winthrop Center was cut in half (due to changes from condos to apartments and reduced units). The original payment amount was to be $52 Million for affordable housing, now just $25 Million. Less money...

All the over ramp projects (museums, winter gardens, etc.,) all were pricing out at 3-4 X what anyone was willing to pay. Simply far more complex construction than building equivalent facilities on terra firma. And the developers were all non-profits, so not able to foot the enormous bill...
