It's amazing how much better it accomplishes the goals of the new MIT open space, IMO. This space is actually fun and has nice, enjoyable art and GOOD greenspace! Are there ping pong tables? That's the one thing I think I'll miss from the old space, if not.

I agree with all of this. The one thing I don't get is - why is rent for that spot unreasonably high? After six years the market has spoken. Half a loaf is better than none.

All of those sites are kind of too small for the footprint a building like this would merit. I do think that the current site 6 plan is a waste and they should go taller, but they can't/wouldn't go that tall. Volpe is the best bet for something that exceeds this building's height.
