Creating a new thread for this proposed project to avoid confusion with the other major MXD buildings u/c in Kendall. As mentioned elsewhere on aB, Boston Properties is proposing redeveloping/expanding the current commercial building at 105 Broadway, Cambridge.

The Planning Board documentation that was just submitted only consists of massing models at this point.

We can use this thread for 105 Broadway and keep the other MXD buildings in their own threads (e.g., 121 Broadway Residential, 290 Binney Lab).

Thanks - makes sense. Looking for the thread for 121 Broadway residential to post some photos. Seems to have disappeared. Or maybe it’s me…
 
Did they want to use up extra cladding from the Astra Zeneca building?

Here because it got a new name:

^Maybe @Equilibria or a mod could add "(MXD Residential)" in the title to help make it more searchable to those used to referring to it as such?

Something is making me feel like BXP has a prospective tenant lined up for this already -- they are pushing super fast on this one during a very soft market. There are numerous projects (without tenants) surrounding this from other developers that are further along in the pipeline. Why push hard on this now? Recall shifting more of the MXD district's square footage to this parcel is supposedly in response to ThermoFisher not wanting to move out of the BXP-owned low-rise they're occupying at 250 Binney -- but BXP already has a fully approved design for redeveloping 250 Binney. You'd think, given the soft market, they'd just wait that one out instead of bearing the expense of a new design here? There's got to be some prospective tenant pushing for this, otherwise it makes no sense as an on-spec pursuit...what am I missing?
 
Very nice, at least has some interesting angles and facade patterns to enliven the skyline and not just be another flat glass box...

I could be proven wrong, but I think they're going with the zoning height for R3 there while using the actual roof height of their own building (121 Broadway).

R3 will be a few dozen feet taller than that, probably, depending on mechanicals and ornamentation.

Also, what I picked up on is that Volpe R3 is shown as being at least a penthouse's worth (~15-20 ft?) taller than 121 Broadway in these latest views, whereas in the one DHZ screen-grabbed up-thread, 121 Broadway was shown as taller.

EDIT: I can't tell if either/both of you meant to be referring to R3 versus C3. But, with regard to R3, there's a visual difference between older/newer posts.

I meant R3, thanks.

In any case, I believe they're using the most recent massing models MITIMCO put out for R3 at 456', but they could go taller. The roof height for 121 is 476' when it was originally proposed at 400' zoning height, so that implies that R3 could be anywhere from shorter than 121 (if the roof height is in fact 456' when they're done) to 550' or so if they put mechanicals on the 500' limit.

In BXP's defense, they don't actually know how tall R3 will eventually be.
 
All I know is I hope they keep the set backs, we need more in this city. That aquarium tower woulda been nice.

Edit: there was also this render from before that had all of the current designs for the surrounding towers and then had a massing with a facade at r3. Idk what that means as they probably dont even know what itll look like yet, but still interesting.

I really hope MITIMCO goes higher, this is so depressingly slabby and dull.
