155 North Beacon Street | Brighton

Another Lab Development Site Trades in Boston

“Just days after Alexandria Real Estate sold the Watertown Mall, another Boston-area lab development site has changed hands. IQHQ has sold 155 North Beacon Street….”

IQHQ must be gasping for air. They had to jump through a lot of hoops to win approval for this project, including buying a 290 North Beacon, an entirely separate site and giving it to the City to satisfy the musicians who were displaced when the Sound Museum was demolished on the 155 North Beacon site. No hesitation to cut sunk cost.

I think they are, right? Fenway Center is also failing.

-Looks like new balance bought the site

New Balance expands Brighton holdings

New Balance’s property development arm has paid $35 million for a 3-acre site next to its Boston Landing property in Brighton.

The vacant site is permitted for a 409,000-square-foot life sciences building, though it isn’t clear if plans are still in place for that use. Demand for lab space in the Boston area has come nowhere close to the amount of new buildings completed in the last few years……”
