Plans call for a 322-unit multifamily development with 4 distinct elements, the tallest being 16 stories in height.

Awesome. Really cant go wrong with that block 8 at assembly row style facade on a residential tower. This looks to have a much better aspect ratio too.
 
IIRC Allston Green proposed this kind of height not too far from here, but eventually it got chopped to 8-9 stories. That development also still seems to be in limbo.

They should call this one Allston Brown.
 
This development needs a few of those mega-scrubbers they plop atop labscrapers, only reversed for intake, as aside from pitching a tent next to the mouth of the tunnel in Chinatown, I can't picture a local place to live with worse air quality.
 
Im sure theyre gonna have much better quality air in that building than the dozens of detached houses in the immediate vicinity.

Actually, this wall of a building will hopefully lead to better air and less noise in the neighborhood. Of course, the highway will soon be a lot closer.

This project is responsive to the recently approved Allston-Brighton Needs Assessment by increasing housing that is accessible, affordable, and transit-oriented. The project is in close proximity to public transportation, including the MBTA Green Line and Commuter Rail, and multiple bus routes. In addition, this project will include a Bluebikes station on site, and contribute $87,450 to the Boston Transportation Department to support the bikeshare system. The Assessment also identified the need for more publicly accessible open space which this project will also contribute. A key urban design consideration of staff during the review of the project was the design of the landscaped open space. The project team will continue to work with BPDA Urban Design staff to address any future wind concerns. This project will also contribute to the overall walkability and transit-oriented development described in the Allston-Brighton Mobility Study.”

This was proposed in like 2019 and looked very different at the time (called "Allston Green"). Not sure why it took 5 years to get to approval stage...pandemic-related maybe?

Allston green is a separate project which is approved that wraps around this project.
