420 was built as of right based on the old (as of Wednesday) zoning. This is what we would have gotten everywhere west of Rutherford without PLAN Charlestown. No open space, limited ground floor activation.

Has there been any talk of capping the tunnel portions of Rutherford near Sullivan sq, not necessarily with buildings but a linear park type of setup, similar to the greenway or Comm ave in Back Bay? Would be a lot cheaper than air rights development and make that stretch feel less like a highway. Particularly the inside of the rotary could become a nice little 'central park' of Sulivan square once the surroundings are built up.

These beautiful buildings are going up along Rutherford Ave, yet Rutherford Ave itself looks all the more like a freeway to hell in a third world country. Man, I do hope Boston rebuilds this decrepit, barren 1950s speedway sooner than later.
