If the area around BMC continues to attract redevelopment, it really strengthens the argument to convert the SL down Washington Street to light rail. That area is just a kind of purgatory for good transit. The Orange, Red, and Fairmount lines are in the general ballpark but are just too far (20+ minute walks) to be realistic options.

You can do light rail on the sides of the street, depending on the traffic design. Less dense cities like Charlotte have that - and I don't think Washington St is the worst traffic load like Huntington, thus side running light rail works, keeping the price tag down.
