Thankfully they dropped the suburban 1980s brick arch, and also ensured the remaining brick areas would be real brick, not some crappy veneer.
 
What's this 4-over-parking apartment development between Mirak (1101-ish Mass Ave) nd the Minuteman?
As seen from the Minuteman today:

It's a multi-building project. The large structure is between 120 and 150 rental units (I've read conflicting info). Info about the project, along with a diagram of the site, can be found here:

This looks like the back side of the development along the parking area and minuteman trail. According of the renderings the front entry area court has mixed materials on the façade and some of the renovated brick mill building will make it more inviting from the Mass Ave. side. We shall see.

Barely visible in my photo are the two floors of above ground parking beneath the apartments. They appear to be using cable barriers to keep the cars from making stunt jumps onto the Mirak property.

I get the need for the parking in that location, but the whole backside appears to be mailing it in.

Designed by Winchester-based Harrison Mulhern Architects, the five-story condominium complex is being constructed on a 1-acre-plus site that was previously home to a pair of residences that Maggiore acquired in 2023. The complex will overlook the historic Mill Brook, where seven mills once operated, including the nearby Old Schwamb Mill, the oldest continuously operating mill site in the United States. Majestic Mill Brook will be comprised of 1, 2, and 3-bedroom units, with 25% of the units designated as affordable for households earning at or below 80 percent of AMI (Area Median Income).

“By offering a mix of market-rate and affordable units, Majestic Mill Brook will provide much-needed homeownership opportunities for young families, seniors seeking to downsize and remain in the area, and working-class individuals,” said Matthew Maggiore, president of The Maggiore Companies. “The transit-oriented neighborhood is rich with amenities and close to Spy Pond as well as a number of parks and sports fields.”

Now, that's more like it! (compared to the 1165R Massachusetts Ave. 124 unit apartment complex).
 
Couple of good top offs of the local one story buildings. The first is in Arlington Ctr; the second isn’t new but was added sometime between 2007 and 2011, according to google street view. But it looked newly renovated and its progress so I’m adding it anyway.
