You read that right. Ashland is on the up-and-up. Right off 126. Just over the Framingham border.

Nice! Our first home was in Ashland at Ledgemere Country Condominiums...............Mountain Gate Road. (I still like that name for a road!)

In addition to the new developments, the Route 126 reconstruction project will certainly improve the area once it's finished; it's recently been a huge pain in the ass driving on 126 through Ashland.

I first read that as “Mountain Goat.”

Both are equally a bit odd. As far as I know, there is no Mountain or Gate leading to a Mountain within Ashland. LOL At least, there might be the "possibility" of a Mountain Goat within Ashland.

Developer buys site of planned 174-unit complex in Ashland for $4.2M

Baystone Ashland, LLC, an affiliate of Baystone Development of Weston, purchased a property at 100 Chestnut St. in Ashland for $4.2 million. The property was approved in October by the Town of Ashland for a mixed-use development featuring 174 apartments, 10,500 square feet of retail space, and 357 parking spots.

Plans for the two-building development were originally submitted to the town in May 2021.

Baystone Development has built commercial and residential developments across Eastern Massachusetts and MetroWest, including three Framingham developments: The Buckely apartments; the 353-unit Danforth Green, portions of which were sold to Avalon Development of Arizona and Brendan Properties of Southborough after permitting; and the redevelopment of Framingham National Bank.

The Sanctuary at Ashland Mills Update 04/17/24

50 main 1

50 main 2

250 Unit Redevelopment Planned for Ashland Mills

“Strategic Land Ventures is planning a 40B project at 10-50 Main Street in Ashland. The proposed development will feature a unique combination of architectural restoration and new construction, both of which will support the proposed mixed-use community, including the creation of 250 apartments.

The site has a series of two and three-story post-Civil War granite mill buildings. Over the years, the mills have been added onto a series of warehouse-style brick structures without the architectural integrity or value of the original mills. The design, from EMBARC, maintains and restores the two northernmost mills, converting the space to commercial and retail uses, some of which will be open to the public, including approximately 7,500 sf of flexible open space.

The remaining brick structures on site will be replaced with a single 4 and 5-story multifamily residential building containing 250 apartment units with 337 concealed podium parking spaces in addition to the surface parking spaces.”

A bit of a non sequitur, but does anyone happen to know the history of all those plus-sign-shaped condos in the background of that picture? There are a number of condo developments littered with that same distinctive shape and roof color around the Commonwealth, both in the Ashland area and up on the North Shore. Always wondered what the deal with those was.

I dont know the history, but from delivering pizza to some of them when I was a kid I know its designed that way so it can be 4 equal L shaped residences all back to back creating a plus sign over 4 ground floor garages. Each condo gets its own single bay garage in their “L”. The entrances are on the second floor in the notch of the L up a porch so it was on the second floor above the garage. In the building below the left garage is one residence with the entrance up the porch on the left and the same on the right side. Then on the opposite side of the building it would be the same thing with a separate driveway. The sides of the plus without the garage bays have rooms that go down to ground floor level even though the entrance is on the second floor.

A few in ashland have been scaled up in size to have 8 residences and 8 garages vs 4 because theyve added a garage on each side of the plus vs just two of the sides. So its adaptable.

They seemed to be more popular in the late 90’s to early 2000’s though ashland just a few years ago added a bunch more in the same general area where a bunch already existed. Its not bad, seems to be an interesting way to fit 4 condos with a garage in a small footprint.

I have friends in one of these who love this layout. They prefer attached homes, appreciate the privacy, enjoy the garage and like the open main floor layout for entertaining. A lot of folks with similar preferences enjoy this to and I think it's contributing to maybe the potential of having a cultural enclave out that way.

Will housing make Ashland Superfund site safer? Why developer says yes

“A 40B housing proposal in Ashland is drawing criticism from some residents and town officials concerned about its proximity to the Nyanza Superfund site, even as the developer stressed that building on the parcel will make it "far cleaner, safer and environmental friendly."

The project, known as The Sanctuary at Ashland Mills, is planned for 10-60 Main St. and is being developed by Needham-based Strategic Land Ventures, LLC. The proposal calls for 250 housing units and 337 covered parking spaces…….”
