Also, don't forget that Sameuls has pretty much set the design context for the redevelopment, and has a background in suburban malls. Whole family history of building diverse, interesting, engaging pedestrian spaces.

IMO, a much better place to come from for creating a successful neighborhood than say, a subdivision developer.

I've been thinking that about most of the Fenway construction. Huge, thick, land scraping buildings. And yet they mostly look awesome both as free standing structures and with neighborhood context. Why does it work so well here, but so poorly at the Seaport?

Answer: Active pedestrian streetlife, many small ground floor affordable restaurants/snack bars, student life, scores of museums/libraries/theatres.

The Fenway already was vibrant and had a street grid in place. The Seaport is being built from scratch. Big difference.

I have to say that the massing of this is pleasing to me. I know this board love tall and only tall ... but there are some nice things happening here. Lets hope the skin does not disappoint.

The topping-off ceremony will be held this morning. I think this rendering is updated. If you didn't already notice, they will be creating a new street where the Subway restaurant used to be.

If they wanted to create some goodwill, they could name that street after a Red Sox player through a fan vote (maybe wait until after this sorry campaign is over, though...).

The site plan also shows this "new street" continuing to Brookline ave. eventually. That will be fantastic. I always end up cutting through an alleyway to Brookline when Yawkey is closed on game days.

Also, does anyone have any info on this public park on the 3rd level of the building? It is in the most updated renderings, so I'm guessing it's still happening.

Does Samuels own all of those properties between Brookline, Yawkey, and Van Ness?

Not sure if this is new or if I had simply missed it before now, but it also looks like Samuels will be building at 132 Brookline... the footprint seen on the website is different from the structure that is there currently.

I walked by Sal's yesterday and was surprised to see it closed. Super high volume location especially during baseball season. It may mean we'll see Phase 2 of the Van Ness soon. Phase 1 is about a year behind plan.
