One thing I will add is that I wish that for some of these mega redevelopment projects instead of always making them half housing and half office that sometimes we could just make them entirely housing. We are soooo short on housing that we need as much as we can get. Sure youre adding 1200 units of residential, but theyre also probably adding enough room for 1200 job positions, so it wont necessarily help the housing problem. If this adds 1200 units of housing and 1200 jobs then we end up exactly where we were before just with even more people than before.
The reason housing is in such dire straights is because we have more jobs available than units to house those people working them in. All of the people looking for housing are working somewhere, but because of the lack of housing they have to commute from far away places. In order to get out of this hole we need to add more housing than jobs until the ratio catches back up. For some reason though we seem hell bent on adding as many jobs as we possibly can at all times and since housing cant keep up its making the situation worse and worse. Some of these developments should move more towards like 70/30 housing to office space in order to try to close the gap more and some others should just go 100% housing imo (minus ground floor retail).
