The rendering in this thread is a little old. They've reduced the amount of brick significantly but it still won't be anything special. Regardless, this project should begin to reshape that end of Rt. 9 over the coming years. This was a very tight site to build anything on and the developer essentially used the same box that two previous office proposals were going to use, it needs to slope away from Rt. 9 because the neighbors of White Place put up a huge stink over shadows.

At the very least, it will be an extremely successful hotel considering the lack of extended-stay/suite hotel product for the Longwood Medical Center.

It seems so damn difficult for anything to get built in Brookline, yet, this get's built! I'm speechless!
 
This got built because the developer took the exact same shell that had been approved for medical office back in 2006 before the market crashed and refitted the interior to work as a hotel. The residents of White Place (behind the hotel) would not approve a new building so it was either this, or you could continue staring at the old boarded up Red Cab building. Take your pick.
 
Couldn't they withdraw the original application and resubmit a new one with an updated design?
 
i like the minimalist forms, and the tasteful terracotta facades. this is one of the better buildings to come up in the boston area in some time.

While this building is not particularly great, I don't expect anything better as long as this stretch of Route 9 continues to be a highway. It's about as urban as will be developed on this stretch of Route 9.
 
You know. I thought this project a real disappointment, but instead I will say this. The general mass of the building and its openings are pretty nice. It is solid looking and cleanly detailed and the proportions are pretty nice. This could have gone from a C+ project to a B+ project if instead of the metal panel fields, they would have done something with a bit more texture and with a material that felt more human.

So close to good. Instead it will be "meh" forever.
