Commonwealth Pier Revitalization (née Seaport WTC)| 200 Seaport Boulevard | Seaport

I think it's kind of cool. The dark color w/ the variety of setbacks, heights, and angles make it almost look like the waves of the harbor. Something lighter would just blend in with the rest of the seaport high-rises.
I tend to agree with you, although it is kind of jarring to have the long white sides, then a dark end to the building. But the shapes and the darkish color of the end does look good in the context of the harbor..

When I first saw that in the renders, I thought it was a cross-section and wished that they would actually put up an all-glass facade because it looked so open and inviting.

Glad to know they are actually doing this, and with the north-facing direction, it is probably not too much an ask for cooling considerations.

Seems like the intent was to have a much clearer glass originally..

It looks like they just sawed the building in half and then tinted the glass. Compared to almost every other pier building in the seaport it is cold, unwelcoming, and completely ignores the harbor. And it certainly doesn't help that this building is significantly fatter than any of the other pier buildings, which should have spurred them to do something less monolithic.

The water frontage of this building looks a lot more like the Courthouse than any of these. And that's not a compliment.

Harborwalk extension around the Commonwealth Pier opened this past Saturday. All of the scaffolding is now down from the sidewalk. Several of the shops on the street side have signage indicating opening in Spring 2026.

Between this and the P+G announcement today of the new $1 billion HQ on Fort Point, things are beginning to look up a little. This summer, the Seaport will be even more dynamic and lively and the next few years will bring a more vibrant Fort Point.

Yea the gillette and channelside developments on the fort point side and the reserved channel redevelopment are really needed in order to start connecting the seaport to the rest of southie. Its still kind of an island at the moment, but itll be nice to see the areas in between start filling in over the next few years.

So this will take a decade to go from envisioning the renovation to completion .. does that seem long? Does anyone have concrete reasons for this? Scope? Pandemic? Unexpected complications? Money?

Flip back through the pages on this thread and there are construction photos from 2020. This thing took about as long to reno as the South Station tower did to build.

As of 3/29/26.
